These Terms and Conditions apply to any use of the SaaS service SpotEstate, available via spot-estate.com (the "Service").

By using the Service, the user agrees to be bound by these Terms and Conditions.

If the user does not agree with these Terms and Conditions, the use of the Service must be discontinued immediately.

Definitions

For the purposes of these Terms and Conditions:

SpotEstate
The provider of the Service.
Service
The online software application SpotEstate.
User
Any natural person or legal entity using the Service.
Agreement
The agreement between SpotEstate and the User regarding the use of the Service.
Intermediary
The role of SpotEstate as a facilitator between investors and real estate providers.

Role as Intermediary

3.1

SpotEstate acts solely as an intermediary and information platform and is not a party to any real estate transaction.

3.2

SpotEstate is not a real estate broker and does not provide financial, legal, or tax advice.

3.3

All real estate transactions are concluded directly between Users and third parties, such as sellers, brokers, notaries, and financial institutions, and are governed by their own terms and responsibilities.

3.4 Please note:

  • SpotEstate is not liable for the outcome of real estate transactions.
  • SpotEstate is not liable for prices, returns, availability, or quality of listed properties.
3.5

SpotEstate's role is strictly limited to providing information and facilitating contact between parties.

3.6

Users are solely responsible for conducting their own due diligence and obtaining professional advice before making any real estate-related decisions.

3.7

All calculations, forecasts, and return estimates provided by SpotEstate are indicative only. No rights may be derived from them.

Access and Use

4.1

SpotEstate grants the User a non-exclusive, non-transferable, non-sublicensable, and revocable right to use the Service.

4.2

The User is responsible for safeguarding login credentials and for all activities carried out under their account.

4.3

SpotEstate reserves the right to restrict or terminate access to the Service in the event of misuse or violation of these Terms and Conditions.

4.4

Paying Users may use property-related information provided via the platform solely for decision-making in the context of real estate investments. Any other use is strictly prohibited.

4.5

All actual real estate transactions fall outside the responsibility of SpotEstate and are handled by the relevant professional third parties.

Intellectual Property

5.1

All intellectual property rights relating to the Service, including but not limited to software, databases, content, designs, and trademarks, are owned by SpotEstate or its licensors.

Prohibited Actions

5.2 Without prior written consent from SpotEstate, it is prohibited to scrape, copy, modify, distribute, publish, or reverse engineer (parts of) the Service or website.

5.3 Reselling or commercially exploiting information obtained through the Service is strictly prohibited.
